Wake up to the sounds of the ocean, and watch the sun rise over the water! Catch the local lobster fisherman hauling traps in front of the house, or the occasional seals swimming up to the rocks. There are eagles, osprey, and other wildlife alive on the coast of this waterfront home!! Kayak, fish, or take a sailing lesson! Walk Carters beach and seaglass hunt!! Its all within walking distance of this family cottage on historic Hancock Point overlooking Frenchman Bay!
This charming summer cottage is on beautiful Hancock Point. It is located on the water overlooking Frenchman Bay, and close to Acadia National Park and Bar Harbor. There are two buildings on the property (a total of 6 bedrooms and 3 bathrooms), as described below. PRICES ARE FOR THE MAIN HOUSE ONLY, but the guest house may be ADDED as well. Please read below!
***Our property is also dog friendly, with a signed pet agreement and a $100 pet fee per stay for your one dog.
The main house "cottage" is the original building on our property and has been a family camp for many years. There is a lot of history for the family here, it is a camp, in good condition, not a luxury home. THIS SLEEPS 7 TOTAL (MAX# of GUESTS). The first floor bedroom has one full bed, and a bathroom with a shower, toilet and washer/dryer. The second floor has 3 additional bedrooms that sleep 6 (one queen and twin in bedroom 1, two twins in bedroom 2, one twin in bedroom 3) and a bathroom with toilet and a clawfoot tub! The house is equipped with WiFi, cable TV, a full kitchen, and a gas stove in living room for heat. There is a popular sunny 3 season room, and also a large front porch with a hammock overlooking Frenchman Bay with amazing sunrises and sunsets!
The additional Guest House is a newer addition to our property, and can be added for an extra fee, if a large family cannot quite fit everyone in the Main House. Our Guest House is a small building with 2 bedrooms, 1 bathroom. It sleeps 5 people in a queen bed and three twin beds, with a sofa bed in living room for that extra guest. The Guest House has a gas stove for heat, washer/dryer, hot plate, toaster oven, microwave, but does not have a range/oven (not a full kitchen).
Hancock Point has a local Library, Non-Denominational Chapel, sailing lessons, Kayaking, fishing, Carters beach, the famous Crocker House Inn and Restaurant, and is close to groceries, restaurants, shopping, and more!! Bar Harbor, Acadia National Park, and Schoodic Point are about 18 miles drive. Ellsworth is a 5 mile drive.

Policies

Payment Policies

A partial payment in the amount of 50% of the grand total is due upon booking. Remaining payment is due no later than 30 days prior to arrival. A separate refundable damage deposit is required in the amount of $300.00. The damage deposit is payable 30 days prior to arrival.
Cancellation Policy
100% of paid prepayments refundable when canceled 61 days before arrival or earlier, minus 3% credit card processing fee. 50% of paid prepayments refundable when canceled 31 days before arrival or earlier. 0% refundable if cancelled after. 3% credit card processing fee will be charged for all reservation cancellations.

RENTAL RULES
Smoking and vaping are NOT allowed ANYWHERE on the property. Not inside, not outside. If smoking is detected inside the house, there will be an automatic $600 cleaning fee charged to your credit card.
Illegal activities are NOT allowed on the property, including, but not limited to, illegal substances, illegal drugs, and underage drinking.
People other than those in the Guest party set forth above may not stay overnight in the property. Any other person on the property is the sole responsibility of Guest.
If you are adding guest(s) to the guest party we must be notified IN ADVANCE of your reservation. In addition, the total number of guests must not exceed the maximum capacity of the home allowed.
You are a short term renter, you are not considered a tenant for any rights or purposes.
The unit is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
Keep the property and all furnishings in good order.
Only use appliances for their intended uses.
PETS ARE NOT are allowed some properties. All pets must have been accepted in advance, and have a pet addendum signed. All pets require a pet fee paid in advance.
Fire pits are not allowed on some properties. Please read the guest book. Some towns/properties do not allow ANY outdoor fires.
Swim at your own risk. Be aware of the tides, and storms coming in. Kayaks can be rented locally, and are not supplied.
Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the units.
Water and Septic: The property is on a well and septic systems. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products or wipes should be flushed at anytime. If it is found that feminine products or wipes have been flushed and clog the septic system, you could be charged for damages/repairs. When using the washer and dryer, please note that there may be minerals in the water which may affect the contents of the wash.
Check IN is at 3 pm, Check OUT is at 10 am. Please pay attention to these times, the cleaners will be working to prepare the property promptly.
Please move any furniture, toys, bedding, etc back to where you found it before leaving.
Please clean the outdoor grill, table tops, range, counter tops, dishes, etc. before you leave. Please start a load of towels in the washing machine. Please strip sheets and put them on top of the beds. Please read the guest book for more relative instructions regarding your specific rental.
Please put trash out on trash day specific to your property. Instructions can be found in the guest book. We use garbage tags that we pay for, at most properties. Put your white kitchen garbage bags into one black outdoor garbage bag, and put ONE tag on the black bag only. If you are confused, please refer to the guest book, or call the property manager. It is important that trash goes out on trash days.
Recycling in Maine is not what it used to be. We are taking returnables only, that are redeemable for money. You can take them yourself to redeem or leave them in a separate bag for pick up. We do not recycle glass, misc. plastic, aluminum, etc.
Please report anything broken or damaged as soon as possible.
